What is Sealcoating?


Sealcoating involves  applying a high polymer coating to asphalt pavement in order to protect  it from water, oil and gas spills, salt stains, and other damaging  elements. 


This sealant also protects your pavement from cracks and  potholes that would damage the asphalt underneath, which in turn could  lead to costly repairs.

Studies show that a sealcoated asphalt  pavement is 90% less likely to crack than an unsealed surface. 


 Therefore, sealcoating your asphalt every 2 – 3 years (minimum of 6  months after installation) is necessary to keep the pavement in top  condition and prevent it from premature deterioration.

PRODUCT & APPLICATION

At Denver Asphalt . we use the most durable sealer available on the market. 

Our Polymer-Modified Refined Tar is specifically formulated for commercial parking lots and high volume traffic areas. 


We mix 4 lbs. of silica sand per gallon of sealer on all projects to ensure a skid resistant surface along with increased durability. The application rate varies from project to project and is unique to every parking lot depending on the volume of daily traffic.


 We recommend two coats of sealer on most surfaces and sometimes a third coat in the high traffic areas for best results.

EXTENDS THE LIFE CYCLE

Sealcoating makes asphalt last longer … Period! As soon as asphalt is paved, it begins to deteriorate. Chemicals such as gasoline and oil destroy the binder and UV light, water, and oxygen dry it out. This leads to fading, cracking, and loss of aggregate. Sealcoating locks the asphalt binder in and seals the destructive elements out.

PROTECTS FROM CHEMICALS

Left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline.

PREVENTS WATER INTRUSION

 The intrusion of moisture into asphalt pavement accelerates deterioration. Sealing asphalt prevents the seepage of moisture from snow and rain, thus preventing damage from freeze-thaw cycles. 

REDUCES REPAIR COSTS

 Properly maintained asphalt pavement is tough and durable, resisting wear many years longer than unsealed surfaces. This reduces repair costs to the property owners and triples the life of their pavement.
